Buy under marks the point where the car starts to look attractive. Sell above is the level where a seller can reasonably expect a clean exit.

Seller net is the sell above target minus the estimated 15% fee. We compute that in code because it changes if the gross estimate changes.

If a report arrives with a huge jump and no supporting context, it may get flagged for extra review before any estimate is updated.
